Spring is here! When the Spring flowers and sunshine arrive, so does the excitement about the real estate market. When one begins to consider selling their home, one of the first things they do is check the estimates of the major real estate sites. While it’s great for homeowners to do their research and educate themselves on the market, it’s important that they understand how these estimates are generated–or more importantly, what is NOT considered.
Almost every single conversation I have with a new client begins with “the estimates say it’s worth…” These companies do not go into your home or the homes in your neighborhood to assess factors like upgrades. And some of the information on the public records that are used in the algorithm can be wrong. I’ve seen it on more than one occasion.
