Home Ownership Tip – Do the Project Now
Here’s a homeownership tip I share with clients regularly: Don’t wait to tackle those home projects! Nearly every one of my seller clients tells me, “I wish I had done this sooner.” They’re usually referring to renovations or upgrades they’ve put off for years, only to rush through them right before listing their home for sale. It’s always a scramble—last-minute repairs that cost money and time, and the worst part? They never get to enjoy the updates themselves.
One of my recent clients, the owner of a gorgeous townhome in Woodbridge, took a different approach. He replaced the deck last year with a beautiful, durable TX deck. It’s a smart move! While decks might not be as flashy as kitchens or bathrooms, buyers always pay attention to them because they know it’s a big-ticket item they might need to budget for later.
Instead of waiting until he was ready to sell, he did the upgrade early so he could enjoy it himself for a year before listing the home. And now, it’s a fantastic selling feature that will appeal to potential buyers.
I often get questions from clients throughout the year about which home projects will increase resale value. That’s great—your home is an investment, and you should treat it as such. But don’t forget that your home is also your home. If you’re going to spend the money on upgrades, why not do them sooner so you can enjoy the benefits while you’re still living there?
So, if there’s a project you’ve been thinking about, my advice is simple: do it now. Enjoy your space and add value to your investment.
